Since elected officials harp on and on about the housing crisis in Montgomery County I was surprised to find these recent area stats when looking through Reventure App.

First up is the for sale inventory.  This metric shows the number of available listings on the market.  You will see in looking at the map that Montgomery County has many more properties on the market than the neighboring counties.

And recently this inventory has spiked. Here is the chart for the sale inventory growth year over year for Montgomery County.  A market that has traditionally held steady, except when hit with national trends, has bucked the trend in 2024 and skyrocketed.  People are simply trying to get out of Montgomery County leaving behind houses that the current population simply can’t afford or do not want to afford.

And if you think investing in a home in Montgomery County is still the place to guarantee a return, you will be surprised to learn that other counties offer a much better Home Value Growth.

We have been told for a couple years that the “housing crisis” is a national issue and that Montgomery County is simply riding the wave that every county is experiencing.  Clearly this isn’t the case.  Other counties are doing much much better, and largely because they have communities that people desire to live in.
